The Process & Tenants Fees
Once your offer has been accepted on a property you will need to make a reservation payment (holding deposit) of 1 weeks rent. For example if the monthly rent was £1000.00 pcm then the 1 week holding deposit would be £230.00.
The payment of a holding deposit is to reserve a property whilst reference checks, collation of documentation and preparation for a tenancy agreement are undertaken.
If necessary the tenant will be given the opportunity to agree an extension of the ‘deadline for agreement’ and give consent for their holding deposit to be refunded from the first month’s rent or deposit.
All properties will require 1 months’ rent in advance and 5 weeks rent deposit (unless the annual rent exceeds £50,000, in this case the deposit would be 6 weeks)
Before you move in:
There are no mandatory tenant fees to pay before moving into a property.
Optional Fees
Check In Fee £120 (Inc.VAT) – be met at the property by a member of the team to run through the schedule of condition.
Tenancy Liability Insurance – REQUEST QUOTE from the branch.
Deposit Replacement Insurance – REQUEST QUOTE from the branch.
During the Tenancy:
Amendment fee £50 (Inc. VAT) per tenant – Contract negotiation, amending terms and updating your tenancy agreement.
Change of Sharer Fee £50 (Inc. VAT) per new tenant – Contract negotiation, amending and updating terms and arranging a further tenancy agreement.
Ending the Tenancy:
Early Surrender of AST – Tenant(s) responsible for landlords re-letting fees (fees are individually negotiated and based upon services required).
Unpaid rent/Returned Payments – Interest at Bank of England Base rate from date due.
